Covid-19 – What to Expect

We are really looking forward to welcoming you back to Balnearn soon.  We have taken measures to make sure we are Covid 19 Compliant.

We want to assure our guests that we will do our utmost to offer a wonderful stay with us whilst taking the health and safety of our guests, our team and our community as top priority!  The experience may be a little different in this new sense of normal but our promise to you is that we will do all we can to ensure your time staying with us is enjoyable and relaxing.  Below are some of the new plans we are putting in place.

Check in & Check Out

Our check in will be from 4pm to 7pm.  This gives us the time to ensure that the house is fully cleaned and sanitised for guests arriving. 

Check in will now be contact free, we will welcome you when you arrive keeping a 2m distance.  There will be hand sanitiser at the front door of the house, and also at another 3 points within the house.  Please use these freely.  It is also recommended that you bring your own for your convenience. 

We have a forehead thermometer to check your temperature on arrival. Your key will be sanitised and waiting for you in your room. Check out is by 10.30am, please leave your keys in the drop box by the front door.

Social Distancing & Face Coverings

We do have 9 bedrooms however to adhere to social distancing guidelines we are reducing the number we operate with to 6 rooms.  We are lucky that our House is spacious so we can work to the 2m rule in the majority of areas.  We ask that all guests be aware of other guests within the property hallways, entrance, guest lounge and car park to avoid pinch points.  Your compliance is greatly appreciated.  We recommend the use of masks in the house however this is not mandatory.  Our team will be wearing face coverings.


Breakfast is a very important meal for us and we intend to ensure we continue to maintain our high standards.  For us to be able to maintain the 2m rule and safely accommodate guests in our Breakfast Room we will be having 2 sittings for breakfast.  This means that at any one time the breakfast room will be 50% full and this will allow for safe separation. 

You will be asked to fill out a breakfast menu the night before, this form will ask you to complete your chosen breakfast as well as which sitting you would like to attend and this will be given on a FIRST COME FIRST SERVED basis.  There will no longer be the option to help yourself to juice, fruit or cereal.  Instead this will be waiting for you at your table when you come in for breakfast. Condiments will be available on request. If you are heading out for a busy day of adventures why not choose our take-away breakfast option.


Those who have stayed with us before will know of our high standards of cleaning and attention to detail however we have implemented a stricter cleaning schedule along with the purchase of a steam cleaner. (details)

We will be ensuring during your stay that all surfaces and soft furnishings are sanitised and that our regime is even higher than normal in all public areas.

Hand sanitiser will be available on our porch before entering the house, in the hallway and at the entrance to the lounge and breakfast room.  Please do use this.


The Government has recommended that we do not clean your room during your stay however if you are staying with us more than 4 nights then please let us know if you want us to come in and tidy your room for you.  You can of course ask us if you would like your hospitality tray refreshed or towels replenished.

Your room will have been sanitised and steamed ready for your arrival.  This will include high touch items such as hairdryers, light switches and remote controls.

Our bed linen is washed at a high temperature in-house.

Hospitality trays and contents will be washed at 80C in our commercial dishwasher.

In line with government guidance we have had to remove cushions, extra pillows, books, leaflets, board games from all rooms including the lounge and hallway.  These of course are available on request.  Once handed back they will be put in a safe place and not used again for 72hrs.


Our guest lounge is spacious, and the positioning of the seating allows a 2m distance.  Although it will not accommodate all guests at one time (we have never experienced all guests to be in the lounge at one time) we do ask that you respect other guests space and if you see that seating is taken up then if weather allows it you can sit in either our porch or our garden.


It is essential that you do not travel to us if you are unwell or demonstrating any symptoms of COVID-19. 

On arrival to us we will check your temperature before entering the property.

Should you develop any symptoms during your stay we ask that you let us know and immediately head home to self-isolate to ensure the safety of all our guests, our team and our local community. 

Booking Terms & Cancellation Policy

Our current terms and conditions will remain in place, however we will be flexible with our cancellation policy should a guest develop symptoms of COVID-19  and need to cancel prior to the arrival date.

What we ask of you

Please keep up to date on the latest Scottish Government Guidance as I am sure this will change often

Adhere to social distancing and face coverings not only in our House but in our local area and shops too

Wash hands regularly and use hand sanitiser

Please ventilate your rooms when departing

Balance payments are taken in advance of your arrival date, however if there is an outstanding amount on departure we ask that you settle this by card rather than cash.
